House Rules
Please be aware of the following rules and expectations
House Rules: Conduct
This property is strictly not available for parties, events, or gatherings.
No unregistered guests are permitted without permission.
Quiet hours are 10:00 PM – 9:00 AM.
Respect our neighbours at all times – excessive noise may result in immediate cancellation of stay without refund.
Smoking
No smoking indoors or on the property.
Breach of this rule may result in a cleaning fee of $250.
Pets
Pets are not permitted at any time.
Age limits
We do not accept bookings from guests who are under 25 years of age.
Security & Safety
Please ensure all doors and windows are locked when leaving the property.
Security cameras are installed at the front entrance for safety.
The property owner is not responsible for loss or damage to personal belongings.
Emergency services: Dial 000.
Damages
Any accidental damage must be reported immediately.
Guests may be charged for repairs or replacements, so please check for any problems upon check-in.
Cleaning Expectations
Please leave the property in a tidy condition.
Additional cleaning fees may apply if excessive mess is left.
Extra cleaning products can be requested if needed.
Keys
Lost keys or remotes will incur a $100 replacement fee per item.
Utilities & Energy Use
Please turn off lights, appliances, heating, and cooling when not in use.
Excessive electricity usage may be charged.
Air-conditioning/heating should not be set below 21°C.
Keep doors and windows closed when systems are operating.
Internet & Entertainment
Free Wi-Fi is provided (details located in the house).
Smart TV available for your chosen streaming services.
BBQ
BBQ use available upon request (gas bottle provided if required).
Please clean BBQ fully after use or a cleaning fee may apply.
Guest Amenities
Extra pillows and blankets are available in wardrobes.
Communication & Assistance
For urgent issues, contact the property manager using the number provided in your booking or as above.
After-hours assistance may incur a call-out fee.
Not permitted by house rules
The following is not allowed on the property: Parties or large gatherings, escort services, drug taking or drug dealing, any other illegal activities.
In the case of any of the above occurring you will be instructed to vacate immediately without refund and/or police will be called.
